The JIA Warranty Manual has been created to help you understand how your home and its various components are designed to perform, how to properly maintain them, and what to expect from your new home warranty. Every home requires ongoing care and maintenance, and understanding your responsibilities can help protect your investment and keep your home performing at its best for years to come.

Your Home Warranty Questions, Answered

Does severe weather affect my warranty?

Damage caused by severe weather or natural events is generally not covered under the JIA  Limited Warranty. 

Examples include: 

• Tornadoes 

• High winds 

• Hail 

• Lightning 

• Flooding 

• Severe storms 

• Ice storms 

• Falling trees or branches 

• Earthquakes 

• Other extraordinary natural events 

Homeowners should contact their homeowner's insurance company when damage results from a  covered weather or natural event.

What if my HVAC system isn't heating or cooling properly?

Before submitting a service request, check: 

• Thermostat settings 

• HVAC breakers 

• Air filters 

• Supply vents 

• Return-air openings 

• Condensate drain and float switch, if applicable 

If the system still does not operate properly, submit a warranty request. 

A complete loss of heating during freezing temperatures or a complete loss of air conditioning  during extreme heat may qualify as an emergency depending on the circumstances.

What is considered a warranty emergency?

A warranty emergency is a condition that could cause immediate damage to the home or create a  significant safety concern. 

Examples may include: 

• A major plumbing leak that cannot be stopped 

• Complete loss of electrical power to the home 

• Complete loss of heating during freezing temperatures 

• A gas leak 

• A sewer backup affecting the entire home 

• Significant water intrusion into the home 

If there is an immediate threat to life or safety, call 911 first. 

For suspected gas leaks, leave the home immediately and contact the gas utility or emergency  services from a safe location.

What happens if I modify my home after closing?

Homeowner or third-party modifications can affect the performance of the home. Examples include: 

• Installing new light fixtures 

• Adding electrical outlets 

• Replacing plumbing fixtures 

• Installing aftermarket thermostats 

• Modifying HVAC systems 

• Installing flooring 

• Adding fences or retaining walls 

• Changing grading or drainage 

• Installing landscaping or irrigation 

JIA is not responsible for damage or performance issues resulting from unauthorized  modifications or third-party work.

What is considered homeowner maintenance?

Homeowners are responsible for routine maintenance required to keep their home operating  properly. 

Examples include: 

• Changing HVAC filters 

• Maintaining gutters and downspouts 

• Maintaining caulking 

• Maintaining grading and drainage 

• Maintaining landscaping and irrigation 

• Cleaning plumbing fixtures 

• Maintaining garage doors 

• Maintaining water heaters 

• Maintaining appliances according to manufacturer recommendations 

• Controlling indoor humidity 

• Replacing light bulbs and batteries 

• Maintaining exterior finishes 

Failure to perform routine maintenance may result in damage that is not covered by the warranty.

What if my breaker or GFCI keeps tripping?

First, unplug appliances or equipment connected to the affected circuit and reset the breaker or  GFCI. 

If the breaker or GFCI continues to trip with nothing connected, discontinue use of the circuit  and submit a warranty request. 

Repeated tripping may indicate an electrical problem or a defective appliance.

What happens after I submit a warranty request?

JIA will review your request and determine the appropriate next step. 

Depending on the issue, we may: 

1. Request additional information or photographs. 

2. Contact you to schedule an inspection. 

3. Assign the issue to a JIA team member or trade partner. 

4. Determine whether the condition is covered by the warranty. 

5. Schedule the appropriate repair when coverage applies. 

Some repairs may require multiple visits or additional materials.

Do I need to be home for a warranty appointment?

An adult must generally be present to provide access to the home unless another arrangement has  been approved by JIA in advance. 

Please secure pets and provide clear access to the area requiring service.
