7 Easy steps to owning your next luxury modern home with JIA Communities.
Welcome to JIA Communities, where your new home journey begins! During our first appointment, we’ll get to know each other - your lifestyle, your family’s needs and wants. We will work together to select and price your desired lot, floor plan and structural options. A $5000, fully refundable, deposit is required to reserve the lot of your choice for 48 hours. If you proceed forward with a Purchase Agreement, this will be applied to your closing, or if you cancel, the money will be refunded to you.
At this time, you will need to provide your pre-approval letter from your lender or proof of funds if you plan on paying cash for your home purchase. We’ll finalize your structural options and allow up to 5 business days to enter a purchase agreement.
t’s time to sign the Purchase Agreement on your new home and lock in pricing! A $100,000 non-refundable deposit is due within 5 business days after a fully executed contract. Your loan commitment is due 30 days after the purchase agreement should you need financing.
Here is the fun part! You’ll join our Interior Designer to select all the exterior and interior finishes of your dream home. We’ll walk through every aspect of each room to make sure it best fits your lifestyle. After your last session, all selections are final. 50% deposit of all Design Studio upgraded selections is required at this time.
Your loan commitment is due within 30 days of your executed purchase agreement.
Prior to starting construction, we will schedule a pre-construction meeting for you to meet your construction team, view your lot, and review the details of the build based on the home plan you selected during the Design Studio phase.
It’s now time to break ground on your new home! We’re so excited to bring your vision to life. Congratulations!!
During construction phase you will have opportunities to have scheduled walks with the construction team to review the progress of your home.
At this time, we've completed all of our quality checks and inspections, done a final review with you as the home buyer, and are now ready to process the closing paperwork, making the home officially yours!

We anticipate our average build out time to be 9-10 months.
We expect to close on our last homes in Park 5 in mid to late 2027.
You will have 2-3 design meetings with our Interior Designer, Gabby. She will walk you through the process of choosing all of your options and upgrades. Once selections have been finalized, you will not be able to make any changes. This allows us plenty of time to order all of the material and to ensure your home closes on time.
Yes, there will be one public entrance on the south side. The park will be fenced and no one will have access to the homeowner’s property.
